Foundation Inspection in Burleson, TX

A foundation inspection in Burleson, TX should end with numbers, not a sales pitch. Ours does: elevation readings across every room of your house, a contour map of the floor drawn from those readings, a walk of the perimeter and crawl space if you have one, and a straight verdict. The inspection is free, and the map is yours to keep whether you hire us or not.

Plenty of companies offer a free foundation inspection that is really a free sales visit, where the "inspection" is a flashlight, a opinion and a quote for the most expensive option. We run ours as a measurement service. The instrument does not know what month it is for our sales. It reads the floor, and the floor decides what your house needs, including when the answer is nothing at all.

What the inspection covers

Inside: elevation readings on a measured grid across every room, drawn into a contour map like the plate below. Doors, windows and cracks checked against the map, because the signs and the readings should agree, and when they do not, that tells us something too. Outside: every wall walked, brick and mortar read for crack patterns, the grade checked for where water stands, downspouts traced to where they dump, and the soil line examined where it pulls away from the footing in dry weather. Underneath: on pier and beam homes, the crawl space gets a full pass with a camera: beams, sills, supports, moisture, standing water. You see the photos on our screen at the table, not a description of them.

What you get at the table

The contour map, the readings and a written summary of what is moving, what is not, and what we recommend, in that order. If work is needed, the recommendation comes with a flat written quote that holds. If nothing is needed, the summary says that, and you have a measured baseline of your house to compare against in five years, which is worth having on any Burleson slab. Buying or selling? A measured inspection gives both sides the same facts. Sellers get documentation instead of a disclosure argument, and buyers get numbers instead of a guess. We run the identical inspection either way, and the report says what the floor says.

On the job: measured, photographed and documented as the work happens.

What it costs

The inspection is free. Not free-with-a-purchase, not free-if-you-sign-today. Free, with the map and the written summary yours to keep. It is how we have chosen to earn the work: if your house needs piers, we would rather you hire the crew that showed you the readings than the one that showed you a brochure.

Buyers and sellers use the inspection differently, and both uses are legitimate. Sellers call before listing to turn a foundation question into documentation: a current map, a verdict in writing, work warrantied and transferable if work was done. Buyers call during the option period to price the truth into the deal while the contract still allows it. Either way, the inspection is the same instrument read the same way, and both sides of a transaction have stood at the same kitchen table with us looking at the same map. That is how it should work.

Questions about inspections

How long does an inspection take?

About an hour for a typical house, longer for a big pier and beam home with a full crawl space pass. We book a window and call ahead when we are on the way.

Do I have to be home?

Yes. The readings are only half the value; walking the map at your table and answering your questions is the other half. We also need access to every room and the crawl space hatch.

Will you inspect a house I am about to buy?

Gladly. A pre-purchase inspection during your option period gives you measured facts while you can still negotiate with them. Bring the seller's disclosure if you have it and we will check the house against it.

What if another company already quoted me?

Bring their quote to the table. Our readings either confirm it or they do not, and either way you will know which parts of it match the floor. A second measured opinion costs you nothing here.
