House Leveling in Burleson, TX

House leveling in Burleson, TX is the finish line of foundation work: the whole house brought back to level, room by room and reading by reading, until doors close on their own latches and floors stop running downhill. Leveling is not its own magic trick. It is what piers and supports are for, done in the right order, with an instrument instead of an eyeball.

People call it leveling when the house feels crooked: a marble rolls, a door swings by itself, a crack opened where the wall meets the ceiling. Underneath every one of those complaints is the same fact: part of the house is lower than the rest because the ground under that part moved. Leveling means finding the low sections with a survey, putting support under them that reaches stable ground, and bringing them back up in a controlled lift.

Leveling a slab house

On a slab home, leveling and slab foundation repair are one job with two names. Piers go under the dropped sections, and the lift is leveled against the survey: we start from the highest stable point of the floor, set the target line, and bring the low areas up toward it in small passes. The goal is a floor that reads level across the contour map, not a house jacked as high as the hydraulics will push it. Over-lifting cracks what settling did not, so the readings run the lift, not enthusiasm.

Leveling a pier and beam house

On a pier and beam home, leveling is adjustment work: supports reset or replaced where they sank, beams shimmed with steel to a surveyed line, sagging spans picked up in sequence. It is the core of pier and beam foundation repair, and it is often the whole job when the wood is sound and only the support heights have drifted. The plate below shows the lift principle we use on both foundation types: support to stable ground, a controlled raise, and verification against the level line before anything is locked.

What level actually means

No house is perfectly flat, and chasing the last sixteenth of an inch can do more harm than good on an older frame. Level, the way we use the word, means the floor reads within a tight tolerance across every room, the doors and windows work the way they were built to, and the structure is fully supported everywhere so it stays that way. You get the before-and-after contour maps, so the result is a document, not an opinion. If a section cannot be brought fully back without risking damage elsewhere, we tell you before the lift, not after, and the quote reflects the real target.

Plan the household around lift day, too. Someone should be home, pets do better in a closed room away from the work side, and anything fragile sitting on a shelf against a lifting wall deserves a softer home for the day. None of this is drama; houses creak, a nail pops somewhere, a door that stuck for years swings free and surprises everyone. We walk you through the sequence before the first jack takes weight, so the sounds of your house coming back to level read as progress instead of problems.

Questions about house leveling

Is house leveling the same as foundation repair?

Leveling is the visible result; foundation repair is what makes it possible and permanent. A house can be jacked level on shallow blocks and be crooked again in two summers. Level on deep piers stays level, because the support no longer rides the moving clay.

Will leveling fix my doors and cracks?

Doors that stick because the frame racked usually free up as the frame comes back to square, and many drywall and brick cracks close as the house returns to level. What remains gets sealed or patched after the movement stops. Cosmetic damage that came from the drop is the last thing fixed, on purpose.

How much of my house needs leveling?

Only the parts that dropped. The survey maps exactly which rooms and walls are low, and the pier plan follows the map. Leveling a corner rarely means touching the whole house, and we do not sell piers for sections that read supported and stable.

How long does the house stay level?

On piers driven to stable ground, the leveled sections stay put, and the work carries our lifetime warranty. Clay keeps moving near the surface, which is why drainage matters: keeping water even around the house protects the sections that did not need piers this time.
