Foundation Waterproofing in Burleson, TX

Water is the cause behind most of the foundation work in this town, so keeping water off the foundation is foundation work. Foundation waterproofing in Burleson, TX means exterior membrane on the foundation wall, a drain at the footing to carry water away, and grading that stops the yard from funneling every storm against your house.

Homeowners usually find us through the leak. A wet spot on a slab edge after rain, a crawl space that smells like a cave, efflorescence crusting the stem wall, a garage that floods at one corner. Foundation leak repair in Burleson starts with one question: where is the water coming from, and where does it go now? Sometimes the honest answer is a plumbing leak, and that is a plumber's job, not ours; we will tell you if the pattern points that way. When the water is rain and ground water pressing on the foundation, the fix below is the one that ends it.

The exterior system

Real waterproofing happens outside the wall, not in a can of interior paint. We excavate along the leaking section down to the footing, clean and prep the wall, and apply a waterproof membrane that stays flexible as the house breathes through the seasons. A drain tile at the footing collects the water that reaches the wall and carries it to daylight or a sump, and the trench is backfilled with washed gravel so water moves down to the drain instead of ponding against the membrane. The plate below shows the section we build. Interior coatings have their place for minor dampness, and we will say so when a wall is merely sweating. But water under pressure finds the inside face of a wall eventually, no matter what is painted on it. Stopping it outside, before it enters the concrete, is the repair that stays repaired.

Basement waterproofing, Texas style

Burleson houses rarely have true basements, but the same system applies to the below-grade spaces we do have: crawl spaces, storm cellars and the occasional split-level lower wall. Basement waterproofing and crawl space waterproofing are the same discipline here: membrane and drainage outside where the wall is reachable, and inside, the sealed liner and drain work covered on our crawl space repair page. If your below-grade space is wet, the evaluation tells us which side of the wall the fix belongs on.

Waterproofing protects the repair

There is a reason this service sits next to pier work on our truck. A house lifted on piers can still be pushed around by water that ponds against one side: saturated clay swells harder than dry clay, and lopsided moisture makes lopsided movement. Waterproofing and drainage even out the moisture around the foundation so the whole slab rides the seasons together. On pier jobs where the readings show a wet side and a dry side, we will recommend the water work in the same quote, because it is part of what keeps the repair a repair.

What waterproofing day one looks like: the trench opens along the wet wall, the wall gets cleaned and inspected while it is exposed, and that inspection is its own checkpoint. Some of what ails a foundation only shows with the soil off it, and we photograph the exposed wall before the membrane covers it again, so you have a record of the wall's condition, the membrane's coverage and the drain's position. Those photos join your survey maps in the file. Years from now, when you sell or when a question comes up, the record answers it without anyone digging on a guess.

Questions about waterproofing

My wall is damp but there is no leak. Do I need this?

Maybe not the full system. Damp that shows as darkening or white mineral crust after long rains can be managed with grading and drainage alone. The evaluation checks moisture at the wall and where your yard sends water. We quote what the evidence calls for, and grading is cheaper than membrane every time it is enough.

Can you waterproof from inside only?

For a crawl space, the interior liner system is a complete answer. For a foundation wall with water pushing through it, interior-only work manages the symptom inside while the wall itself keeps taking on water. We will explain which situation yours is, with the wall in front of us.

How long does exterior waterproofing take?

A typical wall section runs two to three days including excavation and backfill. Whole-perimeter work takes longer. You stay in the house, and we leave the yard graded and cleaned, not a trench museum.

Does waterproofing stop slab leaks?

No, and beware anyone who blurs this. A slab leak is a plumbing line leaking under the slab; that is a plumber with a leak detector. What waterproofing stops is ground and rain water entering at the wall and footing. If we suspect a plumbing leak, we say so at the evaluation and you keep the free readings either way.
