Our rule on every evaluation: follow the water. Where does the roof dump it? Where does the yard send it? Where does it stand after a storm? On a flat Burleson lot with a high water table in the wet season, the answer is often "against the house, for days." Clay that stays soaked on one side of a house and dry on the other is a machine for making cracks. A drain is how you shut the machine off.

French drains, built for clay

A french drain is a trench, a bed of washed gravel, a perforated pipe wrapped to keep the silt out, more gravel, and an outlet that daylight downslope or ties into a solid line. Installed right, it intercepts the water moving through the soil toward your foundation and gives it an easier path away. Installed wrong, in clay, it silts up and dies in a few years, which is why the details matter here: proper depth at the footing line, real gravel instead of backfilled clay, fabric that keeps fines out of the pipe, and cleanouts so the line can be serviced instead of replaced. Our french drain installation in Burleson is dug by the crew that does our pier work, to the same standard: measured falls, no bellies in the pipe, outlets you can find and check. The plate below is the profile we build, and the drainage plan for your yard comes out of the same elevation survey we run for foundation work, so the drain and the house are designed together.

Surface drains and grading

Not every yard needs a french drain. Where water sheets across the surface or ponds in a low corner, catch basins and surface drains pick it up and pipe it out, and regrading the soil against the house so it falls away from the footing can solve a surprising share of "my crawl space is wet" calls by itself. Gutter downspouts that dump at the corner of the house get extended out to the drain line or to daylight; a downspout pouring a roof's worth of water at the footing is the single most common cause we find, and the cheapest to fix. We will recommend the smallest system that actually moves your water. Sometimes that is one downspout extension and a regrade. Sometimes it is a full perimeter drain. The survey decides, and the quote is flat either way.

Drainage and your foundation warranty

Drainage is protective work: it defends the foundation you have and the repairs we make. Piers stop a house from dropping; drainage stops the moisture swings that try to move the parts that never dropped. When a pier job's readings show one wet side, we say plainly that the warranty protects the piered sections, and the drain protects everything else. It is also the service most likely to be the whole answer: houses with early signs and even moisture problems sometimes need drainage now and piers never. We would rather sell you the drain.

Expect the yard to look worked-on for a few weeks after a drain job: a settled trench line, reseeded or resodded grass over the run, and cleanouts capped flush where you can find them again. Clay trenches settle as they dry, and a good installer tells you that up front instead of letting you discover the shallow line across the lawn in August. We come back and top up a trench that settles beyond flush, because a drain you can trip over is a drain installed in a hurry.

Questions about drainage

How do I know if I need a french drain or just grading?

Stand in the yard the day after a hard rain. Water standing against the house or a yard that stays swampy for days points to a drain; water that runs off but leaves one wet strip at the footing can often be graded away. The evaluation includes the water walk, and we will show you what we find before recommending either.

How long does a french drain last in clay?

Built with washed gravel, the right fabric and a cleanout, decades. Built as a pipe tossed in a dirt trench, a few years. Clay fines are what kill drains, and the whole design of our installation is about keeping them out of the pipe.

Will a drain fix my foundation cracks?

A drain stops the cause from getting worse; it does not lift a corner that already dropped. If your readings show the house has settled, the sequence is piers first, drain in the same project to protect them. If the house still reads level, a drain today can be the reason it never needs piers.

Where does the water go?

To daylight at a lower point on your lot, to a street-side outlet where the layout allows, or into a sump with a pumped discharge when the lot is dead flat. Never onto your neighbor's yard and never into a sewer line. The outlet is part of the design, not an afterthought, and we walk it with you before digging.
